|BEFORE YOU MOVE IN:|
|Set up fee (tenant’s share)||Referencing ,identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability and arranging the tenancy agreement||£95 per tenant|

|Pet Deposit||If the landlord has accepted any pets at the property, a fee is charged to cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy||Returnable additional Security Deposit equivalent to 1/2 of one month’s rent|
|Alteration of tenancy start date fee||An additional fee may be charged for any alteration of the tenancy start date. If you change the start date of your tenancy after all paperwork has been prepared a fee will be charged for additional administration.||£30|
|Additional Fees and Charges|
|Change of sharer or additional occupant fee||Contract negotiation (amending and agreeing terms) and arranging the tenancy agreement.||£95 per new sharer|
|Return of overpaid rent fee||Returning any overpaid rent due to failure to cancel standing order mandate after tenancy expires.||£25|
|Rent Arrears Reminder Letter||An administration fee will be charged for any rent arrears reminder letters sent if payment is not received within 7 days of first letter issued.||£25|
|All application fees are non-refundable. However, where a tenancy is not completed through no fault of the applicant a full or partial refund may be made solely at the agent’s discretion.
