Tenant Fees

BEFORE YOU MOVE IN:

 

Set up fee (tenant’s share) Referencing ,identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability and arranging the tenancy  agreement £95 per tenant
Guarantor Fee (if required) Covering credit referencing as part of the Tenancy Agreement £55 per guarantor
Pet Deposit If the landlord has accepted any pets at the property, a fee is charged to cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy Returnable additional Security Deposit equivalent to 1/2 of one month’s rent
Alteration of tenancy start date fee An additional fee may be charged for any alteration of the tenancy start date. If you change the start date of your tenancy after all paperwork has been prepared a fee will be charged for additional administration. £30

 

Additional Fees and Charges

 

Change of sharer or additional occupant fee Contract negotiation (amending and agreeing terms) and arranging the tenancy agreement. £95 per new sharer
Return of overpaid rent fee Returning any overpaid rent due to failure to cancel standing order mandate after tenancy expires. £25
Rent Arrears Reminder Letter An administration fee will be charged for any rent arrears reminder letters sent if payment is not received within 7 days of first letter issued. £25

 

All application fees are non-refundable. However, where a tenancy is not completed through no fault of the applicant a full or partial refund may be made solely at the agent’s discretion.
